Terms & Conditions These Terms & Conditions apply to all accommodation services provided by Tammer Apartments Oy / Tammer Huoneistot (hereinafter referred to as the “Host”), unless otherwise agreed in writing. ⸻

1. Booking and Payment A reservation becomes binding once it has been confirmed in writing (email, booking platform, or other electronic channel) and any required payment has been made. The Host reserves the right to charge the full accommodation price at the time of booking or no later than before check-in. For corporate and long-term bookings, payment terms may be agreed separately. ⸻

2. Prices and Included Services All prices include VAT unless otherwise stated. The accommodation price includes: • a fully furnished apartment • bed linen and towels • standard final cleaning • electricity, water, and heating Additional services (such as parking, extra cleaning, or late check-out) are subject to an additional charge. ⸻

3. Cancellation Policy Unless otherwise stated in the booking confirmation, the following cancellation policy applies: • Free cancellation up to 14 days before arrival • Cancellations made after this period, or no-shows, will be charged 100% of the total booking price In cases of illness or other emergencies, guests are advised to seek compensation through their own travel insurance. ⸻

4. Check-in and Check-out • Check-in: from 4:00 PM • Check-out: by 12:00 PM Early check-in or late check-out is subject to availability, must be agreed in advance, and may incur an additional fee. ⸻

5. Occupancy and Use of the Apartment The apartment may only be used by the number of guests stated in the reservation. Parties, events, and unregistered guests are strictly prohibited. The Host reserves the right to terminate the accommodation without refund in case of serious violation of these terms. ⸻

6. Smoking and Pets • Smoking is strictly prohibited in all apartments and indoor areas • Smoking or smoke-related odors will result in a minimum charge of €200 for additional cleaning and deodorization Pets are not allowed unless explicitly agreed in writing in advance. ⸻

7. Cleaning and Damages Guests are responsible for the apartment and its contents throughout their stay. Excessive dirt, waste, or odors beyond normal use may result in additional cleaning charges. Guests are liable for any damage caused to the apartment or its contents and must compensate the Host in full. ⸻

8. Keys and Access Lost keys, access devices, or re-keying of locks will be charged according to the actual costs incurred. ⸻

9. Limitation of Liability The Host is not liable for: • loss or damage to the guest’s personal belongings • accidents or injuries during the stay • disturbances or damages caused by third parties Guests are strongly advised to have valid travel insurance. ⸻

10. Force Majeure The Host shall not be held liable for delays or damages caused by force majeure, including but not limited to power outages, governmental actions, or natural events beyond the Host’s control. ⸻

11. Governing Law and Disputes These Terms & Conditions are governed by the laws of Finland. Any disputes shall primarily be resolved through mutual negotiation. ⸻
